RENTAL POLICIES:
Anatole Bay is a community of single-family residences. Absolutely no short-term rentals are allowed including Airbnb or VRBO vacation rentals. ONLY long-term rentals are allowed under the following provisions:
1.All rentals require a signed lease agreement for a minimum period of one year. This lease agreement must be submitted to HOA immediately upon execution of the lease. There can be an exception for Military Personnel, when necessary. 
2.Upon expiration of the lease, a new lease agreement must be submitted to the HOA within 15 days of signing the new lease. This new lease agreement cannot be less than one year. NO month-to-month rentals are allowed.
3.All current leases must be filed with the Anatole Bay Homeowners’ Association.
4.A rental information form will be provided by the HOA and must be completed and signed by lessee and filed with the HOA prior to occupancy.
5.It is the responsibility of the unit owner to inform the HOA of any changes in the status of the rented unit.
6.An administration fee of $250 will be charged to the unit owner and paid to the Anatole Bay HOA any time a new lessee moves into a unit.
7.It is the responsibility of the unit owner to provide Anatole Bay’s Rules and Regulations to the lessee.
8.The unit owner is responsible for all fines and fees owed by the tenant.
9.All reports of disruptive conduct will be reported to the Board of Anatole Bay HOA, the Biloxi Police Dept. and to the unit owner. 

VIOLATIONS TO THE RULES AND REGULATIONS: When residents or their guests violate the rules and regulations for the first time, they will receive a verbal warning. If the same violation occurs again, a fine will be imposed. Upon the 3rd occurrence of the same violation, the fine will be doubled and will continue to be doubled should any additional violations occur for one year following the 3rd occurrence.
