1. Each unit is assigned two parking spaces, which are numbered (except for carport spaces in units 76 through 90).
2. Residents or visitors are not allowed to park in a space assigned to another unit without the permission of the unit owner or unit resident.
3. If a homeowner or tenant has the need for an additional parking space, that individual can request up to two additional assigned parking spaces. Requests for these additional spaces are made through the Board of Directors and are subject to approval by the Board depending upon availability. Each space is subject to a rental fee, determined by the Board, and is currently $100 per month (or $1,000 for the calendar year), the proceeds of which will be used for parking
space construction and maintenance.
4. Residents and guests may not park any vehicle in a manner that will block another vehicle or in the streets. If it is necessary to stop in the street momentarily for delivery or pick-up, emergency flashers should be activated when the driver is out of the vehicle.
5. All vehicles parked on the property must be operable,in good repair, have up to date tags, belong to a resident or visitor of Anatole Bay Town Homes and rest on all fully inflated tires. Repairs shall not be made on vehicles parked at Anatole Bay except in the case of an emergency. The Board shall notify a homeowner if a vehicle on the property poses a nuisance, and the homeowner will be given a reasonable deadline (not less than 30 days) to have the vehicle repaired or removed from the property.
6. Homeowners or residents may not use the designated visitor spaces for extra parking at Anatole Bay. These spaces are reserved for guests of Anatole Bay, and no visitor’s vehicle may be parked in a visitor’s space overnight for longer than 14 days per calendar year.
7. No resident or homeowner may park a vehicle for longer than 48 hours in visitors’ parking. This means that a vehicle cannot be moved from one visitor’s space to another to circumvent the rules. The Board may approve an extension in certain extenuating circumstances.
8. Spaces are numbered; do not park in another resident’s numbered space. Guests must use visitor designated parking areas. DO NOT PARK OR DRIVE ON THE GRASS!
9. Adhere to all parking signs on the property.
10. No boats, trailers, or jet skis are to be parked in the parking lots, patios, sidewalks or on the grass. Boat trailers on the property must be parked in an assigned, numbered parking space in the boat trailer parking lot. The fee for a parking space is $50 per month, or a one-time yearly fee of $500 (non-refundable) due and payable by January 10 of each year. No other types of trailers are permitted.

13. Homeowners shall contact the Board of Directors prior to bringing construction vehicles/dumpsters, etc. onto the property so that an appropriate area can be designated for their temporary use.
14. The Board of Directors shall levy a fine of $25 per occurrence per day against any property owner who violates these rules or whose renter or guest violates. Homeowners and residents shall be notified of parking violations by email or other written notice, and a violation sticker shall be placed on the vehicle.
15. Repeated violations may also result in the vehicle being towed at the expense of the vehicle owner.
16. All fines, costs and expenses necessary to enforce the Parking Rules and Regulations will be levied against the property owner and shall be an assessment against the owner's property and subject to all lien and collection powers of the Association.
